What Affects Air Conditioner Size?

Rooms with the same floor area can require different cooling capacities because heat enters and builds up in several different ways.

Sunlight and Windows

Large windows and strong afternoon sunlight increase heat gain. Shaded rooms generally require less cooling than south-facing or west-facing rooms with direct sun.

Insulation and Air Leaks

Good wall and ceiling insulation helps slow heat transfer. Drafty windows, doors and poorly insulated roofs can significantly increase the required cooling capacity.

People and Appliances

People, computers, ovens, lighting and other appliances release heat. Kitchens and equipment rooms therefore need more cooling than ordinary bedrooms of the same size.

Measure the room area by multiplying its length by its width. A common starting estimate is about 20 BTUs per square foot. The final requirement should then be adjusted for ceiling height, insulation, sunlight, climate, occupants and heat-producing appliances.

Approximately 20 BTUs per square foot is often used as an initial residential estimate for an eight-foot ceiling. This is only a starting point because local weather and building conditions can change the actual cooling load.

One ton of air conditioning capacity equals approximately 12,000 BTUs per hour. A 24,000 BTU system is therefore approximately two tons, while a 36,000 BTU system is approximately three tons.

Buying a much larger unit is not always beneficial. An oversized system can cool too quickly, cycle frequently and remove less humidity. Choose a commonly available size near the calculated requirement and confirm the load with an HVAC professional.
