How Real Estate Commission Is Calculated

Real estate commission is commonly calculated as a percentage of the final property sale price. The exact percentage is not fixed and may depend on the local market, property type, services included, and the agreement between the seller and the real estate brokerage.

Total Commission = Property Sale Price × Commission Rate

After calculating the total commission, the amount may be divided between the listing side and buyer side. Each agent may then share part of their side's commission with their brokerage.

Listing and Buyer Side Split

A 50/50 division is a common example, but it is not required. The listing side could receive 55% while the buyer side receives 45%, or the transaction may use a different arrangement.

Listing Side Commission = Total Commission × Listing Side Percentage
Buyer Side Commission = Total Commission − Listing Side Commission

Agent and Brokerage Split

Real estate agents often work under a brokerage and share commission according to their contract. For example, with a 70/30 split, the agent keeps 70% and the brokerage receives 30%.

Agent Earnings = Side Commission × Agent Split Percentage

Real Estate Commission Calculation Example

Example Property Transaction

Assume a property sells for $500,000 and the total commission rate is 6%. The total commission would be $30,000.

  • Total property sale price: $500,000
  • Total commission rate: 6%
  • Total commission: $30,000
  • Listing side at 50%: $15,000
  • Buyer side at 50%: $15,000
  • Agent earnings with a 70% split: $10,500 per side
  • Brokerage earnings with a 30% share: $4,500 per side

What Costs Reduce Seller Proceeds?

Commission is not always the only deduction from the seller's sale proceeds. The final amount a seller receives may also be affected by:

  • Outstanding mortgage or loan payoff
  • Legal and conveyancing fees
  • Transfer taxes and recording fees
  • Title, escrow, or settlement charges
  • Property repairs and buyer concessions
  • Home warranty or inspection-related expenses
  • Unpaid property taxes or association fees

Frequently Asked Questions

A real estate commission is compensation paid for professional services involved in marketing, negotiating, and completing a property transaction. It may be calculated as a percentage of the sale price or structured as a flat fee.

Multiply the final property sale price by the agreed commission percentage. For example, a 5% commission on a $400,000 sale is $20,000.

No. Commission rates and compensation structures can vary by transaction, location, property type, brokerage, and negotiated agreement.

The listing side split determines how much of the total commission is allocated to the professionals representing the seller. That amount may then be divided between the listing agent and brokerage.

A buyer agent commission is compensation allocated to the real estate professional representing the buyer. Its amount and payment method depend on the transaction agreement.

A referral fee is an agreed portion of commission paid to another eligible real estate professional who referred the client or transaction.

It does not automatically calculate local taxes because tax rules vary. You can include estimated transfer taxes, legal charges, and other transaction expenses in the Other Seller Costs field.

Estimated seller net proceeds equal the sale price minus total commission, other seller costs, and the remaining mortgage balance.

Yes. It can estimate percentage-based commission for residential, commercial, land, and investment property transactions. However, commercial agreements may use different fee structures.
